Development & Standards Policy

  • EastendHomes will develop good quality, sustainable, energy efficient property to meet housing need in Tower Hamlets.
  • EastendHomes will carry out refurbishment and development to meet its commitments outlined in the transfer proposal documents.
  • EastendHomes properties will meet the governments Decent Homes Standard by 2010.
  • EastendHomes will work with residents, the London Borough of Tower Hamlets, the Housing Corporation, Greater London Authority and other appropriate local, regional and national bodies in formulating a development strategy to meet agreed local, regional and national objectives.
  • All new affordable homes developed by EastendHomes will comply with Housing Corporation Scheme Development Standards and appropriate planning, building regulations and other appropriate requirements.
  • EastendHomes will secure funds for development as outlined in the Business Plan and allocate resources to achieve its strategic objectives.

DETAIL

  • EastendHomes will involve and consult with residents, potential residents and representative organisations at all stages in development and when formulating development strategies.
  • Housing developed by EastendHomes will be appropriate to the needs of the local community, good quality and sustainable.  It will be developed with high regard to environmental impact and costs in use.
  • EastendHomes will develop, repair and improve homes of good design to a high standard.
  • When considering new developments and refurbishments EastendHomes will carry out options appraisals, financial viability assessments, risk assessment and environmental impact assessments to ensure best value and suitability and to ensure cost in use is kept to a minimum.
  • EastendHomes properties will be developed to Housing Corporation Development Standards as a minimum requirement and use these as the basis to EastendHomes Development Standards.
  • EastendHomes will work on development in partnership with other organisations where this brings additional benefit to the local community.
  • Wider regeneration initiatives that benefit the local community will be considered when developing refurbishment and new build schemes.
  • EastendHomes will develop a range of properties and tenures to meet local needs.
  • All development activity will adhere to the strictures of EastendHomes Business Plan.
  • EastendHomes will work with health advisors when developing and adapting property specifically for use by disabled people and the mobility impaired.
  • Resident satisfaction surveys will be conducted on completion of development and refurbishment schemes with results being used to inform future work.
